Homes in Mummy Mountain
Homes on and around Mummy Mountain span several decades, from mid-century and 1970s hillside homes to recent custom builds in contemporary and modern styles. Older homes may have original single-pane windows or dated sliders; newer homes often feature walls of glass, pivot entries, and multi-slide doors.
The look: Hillside homes here step down the slope in low, horizontal forms with natural materials, deep overhangs and lots of glass facing the valley and Camelback. Town hillside rules limit height and site disturbance.
Heat, sun & monsoon considerations
Hillside homes can be more exposed to wind and sun than homes on the valley floor. Large sliding panels need proper wind-load ratings, and big west-facing glass needs strong solar control.
HOA, permits & approvals
Properties on the mountain's slopes may fall under the Town of Paradise Valley's hillside development regulations, which can add review for exterior changes. Some subdivisions also have HOAs. Check with the Town and your HOA, if any, before changing openings or glass.
Views & glass choices
View preservation is the whole point: large fixed units, minimal-frame multi-slide and lift-and-slide doors, and clear Low-E coatings. Ask how reflective a coating looks from outside, since hillside homes are visible from below.
